Property outside of major cities, do you buy them?

For the first time in a long time, many Australians can turn to regional and coastal areas for lifestyle changes and still keep earning the ‘big bucks’. Traditionally regional areas haven’t been able to provide the career path or income potential of the big city, but that’s changing rapidly. Remote working has made this a possibility. While we can work remotely, your home office can be located anywhere, even Byron Bay.

Firstly, let’s look at the property values in regional areas of Australia.

According to CoreLogic, main population areas outside of major cities, areas such as Byron Bay, Noosa or semi rural towns have increased in value by 7.9% in the last 12 months leading January 2021. Capital cities such as Sydney and Melbourne only saw a 1.7% increase in that same time.

According to the above graph, regional towns have grown just as well, if not better than some capital cities over the past 10 years. I don’t see that stopping any time soon.

Whereas Sydney and Melbourne benefit from International immigration, major coastal towns and towns outside of major cities typically benefit from net interstate migration. Usually Australians sell their Sydney property and purchase a property for half the cost in a coastal town. Byron Bay, Gold Coast, Central Coast, Newcastle, Wollongong, and the Sunshine Coast are the popular towns many city slickers chose to relocate to.

My prediction is that towns that are 1-2 hours away from capital cities will see high demand over the next 12 months. Heavily populated regional lifestyle areas will also see a high demand as most Australians will use COVID-19 as an opportunity accelerate their dreams for a sea change/tree change.
